Rental Terms and Conditions

General Terms

1.1 The Owner, owns the Property, as specified above. The Tenant wishes to rent the Property for the period specified above and Owner agrees to rent the Property to the Tenant under the terms and conditions set out in this agreement.

2. Rental Terms & Conditions

2.1. Owner accepts no liability and no contract shall exist between the Owner and the Tenant until full payment has been received and confirmation to this effect has been sent by Owner.

2.2. All persons listed above shall be personally liable for all payments due.

2.3. Booking payment is 50% of booking fee and is paid upon booking. Payment balance is the remaining 50% and is paid no less than 75 days prior to arrival.

2.4. Full payment is required 75 days before Tenant's holiday commences. If Tenant does not pay the balance of Tenant's holiday cost on the due date, Owner reserves the right to treat present booking as cancelled and to levy a cancellation charge in accordance with clause 5 below. If Tenant books his/her holiday less than 75 days before it is due to commence, the holiday cost is due in full at the time of booking.

2.5. Arrivals at the Property are from 15.00 and departures by 11.00.

2.6. Tenant will be informed by separate email on any details regarding key collection and return.

2.7. The rental includes the provision of bed linen, towels and the use of utilities including water, electricity.

2.8. Owner undertakes no responsibility in case of Tenant's late arriving or delays en route to the rental Property.

2.9. Owner shall have the right to carry out any repairs which may appear urgent or necessary during the rental period. Tenant shall not have the right to claim any indemnity or reduction in rent.

3. Maid service

3.1 Unless otherwise agreed between the parties, the Property is cleaned once a week.

3.2 Unless otherwise agreed between the parties, bed linen and towels are changed once a week.

4. Alterations by the Tenant

4.1 Any alteration by the Tenant must be in written. Owner will always try to meet Tenant's requirements; however Owner may, at its discretion, treat any changes as a cancellation by Tenant and the cancellation fees as set out in clause 5 will apply. The Tenant must pay any additional costs incurred by Owner in relation to any alteration required.

5. Cancellation

5.1 In case Tenant wishes to cancel the present booking, Tenant shall send to Owner a written notice (by mail and/or e-mail). Verbal cancellations are not accepted. In case of cancellation by Tenant, cancellation charges are to be paid as follows:

Written notice of cancellation given:

- 75 or more days prior to rental commencement  - 50% of total holiday cost will be payable.

- 75 or less days prior to rental commencement - 100% of total holiday cost will be payable.

5.2 In case Tenant leaves the Property earlier than agreed, no refund shall apply and Owner shall be entitled to retain the whole rent as a compensation for Tenant's early leaving.

 5.3 Owner shall not have the right to cancel the present booking after total payment has been made, unless it is necessary to do so for reasons beyond our control. Such reasons include war, political unrest, strikes, acts of God, epidemics, riots, civil strife, industrial disputes, terrorist activities, natural and technological disasters (fire, earthquakes etc.), closure of ports and airports. In any such case, Owner's liability shall be limited to a refund of the money already paid.

6. Use of Property

6.1 The Use of the Property is strictly limited to the number of persons listed above. Pets are allowed upon agreement with the Owner.

6.2 The privacy and tranquility of third parties (neighbors etc.) are to be respected by Tenant. Tenant's stay may be terminated if this condition is not met.

6.3 Barbecue fires or other exterior space fires are strictly prohibited between May 1st and October 31st.

7. Liability

7.1 It is mutually understood and agreed upon that Owner incurs no liability with regards to the rental Property and its equipment (e.g. in case of any defects /misoperation of the rental Property or equipment). The use of the Property and amenities are offered on the condition that they are used entirely at Tenant's own risk.

7.2 Owner does not accept responsibility for accidents, injuries, illness, death or loss or damage to Tenant's, users' or visitors' property or belongings, however caused.

8. Alteration by Owner

8.1 Owner reserves the right to make minor changes to Tenant's booking before and after any booking has been confirmed, without being liable for payment of any compensation.

9. Complaints

9.1 Should a problem arise during Tenant's stay at the Property, Tenant shall immediately inform Owner in written (e-mail). Owner will make any reasonable effort to solve the problem.

10. Damages

10.1 At the time of arrival Tenant is required to deposit a guarantee 100 € as security refundable deposit. The property will be checked following Tenant's departure and all damages of the Property and breakages made by Tenant will be charged to Tenant. By informing in written (e-mail or mail) the Tenant, Owner shall have the right to charge Tenant's credit card for the full amount of the damages caused by Tenant according to the present clause.

11. Health and Safety

11.1 At all times the Tenant is responsible for conducting himself so that the health and safety of third parties is not threatened. Upon signing of the present contract, Tenant (included the number of person listed above) agree(s) to hold Owner harmless against all costs and expenses Owner incur as a result of Tenant's actions or commissions, which result in damage to third persons or the Property.

12. Passports - Visas - Health Requirements - Insurance

12.1 Tenants are exclusively responsible for the timely issuance of all necessary travel documents, including passports and visas, as well as for ensuring compliance with any applicable requirements pertaining to the health of the persons listed above.

12.2 Owner strongly advise Tenant to ensure adequate Travel Insurance from the date of signing of the present agreement. No liability will be accepted by Owner for any Tenant travelling without adequate travel insurance.

13. Declaration

13.1 The Tenant declares that he/she is 18 years old and that he/she is authorized by the person listed above to conclude the present agreement and accept liability on his/her behalf. By signing the present agreement, Tenant is considered to act on behalf of the persons listed above and to bind them jointly to the terms of the present agreement.

13.2 Tenant agrees and accepts all the terms set out in this agreement.

14. Jurisdiction

14.1 The present contract shall be governed by Greek law and any matters arising from contracts are subject to the exclusive jurisdiction of the Courts of Athens.
